Leasehold/Shared Ownership/New Builds – There is an additional £350.00 plus VAT to be added to your fees

Lender / Mortgages Administration Fee if your mortgage is processed through LMS or Connect. £30.00 to £42.00

Gifted deposits Administration Fees £40.00 plus VAT per gift

Due Diligence checks Fee £40.00 plus VAT per person (this fee is lower per person if there is more than one client on the matter)

E conveyancing Fee Sale – £30.00 plus VAT , Purchase £35.00 plus VAT

Help to buy and Lifetime ISA administration fee: £100.00 plus VAT

SDLT, Land Registry fees and other disbursements will be calculated based on the property prices and other factors that may affect Stamp Duty Land Tax. Please call for more information.

Stamp Duty Land Tax Changes from 1 April 2025
  
Following the Budget on 30 October 2024, several changes have been made with regard to how stamp duty land tax is calculated
​on some residential property transactions and this may result in an increase in the stamp duty land tax payable.
  
 For transactions which complete on or after 1 April 2025:
  
 The nil rate threshold, which is currently £250,000, will return to the previous level of £125,000
  
 The nil rate threshold for first time buyers, which is currently £425,000, will return to the previous level of £300,000
  
 The maximum purchase price for which First Time Buyers Relief (a reduced stamp duty land tax rate) can be claimed, which is currently £625,000, will return to the previous level of £500,000
  
 If we are acting for you on a purchase, we will do our utmost to deal with your case as quickly as we can, however we cannot guarantee any timescales and we can offer no guarantee that your matter will complete by the end of March 2025.
If your purchase does not complete on or before 31st March 2025, you should ensure you are prepared to pay any additional stamp duty.

NB Conveyancing fees are reviewed annually in April of each year

In addition to our fees we charge an Administration fee of £35.00 plus vat for each telegraphic transfer of funds, and an Administration fee of £25.00 plus vat for electronic registration of title at the Land Registry (where possible resulting in a lower Land Registry fee being payable) and an Administration fee of £20.00 plus vat in arranging any Indemnity Insurance Policy that is necessary.

Disbursements including Search fees, Land Registry fees and Stamp Duty Land Tax may also be payable.

WILLS:

Individual – basic£350.00 plus VAT
Mirror Wills (eg husband and wife)£500.00 plus VAT

Lasting Powers of Attorneys:

For 1 x LPA (Lasting Power of Attorney) our fee is £350.00 plus VAT. If you have 2 x LPA’s the cost is £500.00 plus VAT for both plus the Office of the Public Guardian fee which is £82.00 per LPA.

In complex estates or where Inheritance Tax is payable – at the hourly rates above mentioned but with a minimum fee of£1,500.00 plus VAT

All charges are subject to change should the matter prove more difficult than expected although it is our policy not to vary our fixed fees unless absolutely necessary and then only after consultation with our client.

On abortive transactions we generally make only a nominal charge dependent upon the extent of work undertaken at the time.
