HM Land Registry Property Alert Service

The HMLR Property Alert service has been designed to help protect properties from fraud. On signing up to this free service, HMLR will send you an email alert each time there is significant activity on the property you are monitoring, such as if a new mortgage is taken out against it. The alert will tell you the type of activity (such as an application to change the register or a notification that an application may be due), who the applicant is, and the date and time it has been received. You can monitor your own property, a portfolio of properties or the property of a relative.

In order to minimise the risk of property fraud, we recommend that you follow HMLR advice which requests that registered proprietors keep any addresses they have registered for service at HMLR up to date.

Stamp Duty Changes from 1 April 2025

Following the Budget on 30 October 2024, several changes have been made with regard to how stamp duty land tax is calculated
​on some residential property transactions and this may result in an increase in the stamp duty land tax payable.
  
 For transactions which complete on or after 1 April 2025:
  
 The nil rate threshold, which is currently £250,000, will return to the previous level of £125,000
  
 The nil rate threshold for first time buyers, which is currently £425,000, will return to the previous level of £300,000
  
 The maximum purchase price for which First Time Buyers Relief (a reduced stamp duty land tax rate) can be claimed, which is 
​currently £625,000, will return to the previous level of £500,000
